  • Loan Amount: Circa £1.6m

In this case, Enness was approached by a client with UAE connections to refinance their existing UK semi-commercial property. This refinance was needed to repay their existing facility.

The client had multiple income sources and assets in several different jurisdictions. The client wanted a lender who was comfortable with the international structure of their income and was able to provide an attractive loan to value up to a maximum of 75% .

The critical challenge of this case was that we were working with a client whose  wealth was multi- jurisdictional as well the as property being a semi commercial unit

The client needed to work with someone who understood their high-net-worth, complex profile and who was confident on completing on the transaction.

Enness successfully negotiated a semi-commercial mortgage with a specialist UK based lender. Enness had to work through numerous challenges both during the application and legal process, however Enness worked closely with the client to cover any concerns the lender had. This was a true team effort of the broker and client which led to a successful completion of the refinance.

Enness has access to over 500 Lenders and can present the best possible terms to our clients. We have a presence in the UAE and can, therefore, better understand all the nuances of clients with links to the Middle East. We specialise in dealing with ultra-high-net-worth individuals and can quickly understand the client profile and requirements.
