Enness was approached by existing clients whose residential mortgage we had previously advised on was due to expire shortly. The clients wanted to remortgage their existing borrowing and also look to raise additional capital to fund an existing development project in which our clients were involved. One of the clients had a significant change to their circumstances since completing their last mortgage, which limits the number of lenders available and has a knock on effect about their maximum affordability.

The challenge with this case was not only the complexity and nuances of navigating the change of circumstances but also the urgency of meeting the deadline for the existing product expiry. Enness responded promptly and with efficient decision-making to secure a new mortgage in time, demonstrating our commitment to meeting our client's needs.

We managed to source a lender who was comfortable with the client's new requirements and was also willing to overlook other areas in the client's background while taking into consideration what they needed to, do to ensure the client met their criteria and affordability assessments. The lender offered a priority service to underwrite the application and produced the full mortgage offer within a couple of days of the application being submitted.  Additionally, this lender was able to offer an attractive loan to value and repayment strategy, providing unique benefits that suited the client's needs.
